Southwest Revenue Allocation Area (RAA)

Status & Size
- Covers about 370.75 acres in south-central Twin Falls
- Twenty-year life (2024–2044) with one additional revenue year in 2045.
Purpose and Need
The Southwest RAA addresses underdevelopment caused by obsolete platting, inadequate utilities, unsafe or deteriorating conditions, and costly infrastructure gaps. It provides a financing mechanism to overcome these barriers and stimulate new industrial and commercial investment.
Projected Financing and Improvements
- Estimated tax-increment revenue (2025–2044): about $56.4 million
- Improvements include major street and intersection upgrades, sidewalks and multi-use pathways, water and sewer extensions and capacity upgrades, stormwater facilities, fiber and communications infrastructure, electric and natural gas systems, irrigation and drainage improvements, and potential relocation of a rail spur.
